About Virginia Flat Fee MLS
What Is Virginia Flat Fee MLS?
A Virginia flat fee MLS listing puts your home on the Multiple Listing Service (MLS) for a flat fee up front instead of paying traditional real estate commission. This is a service where Virginia for sale by owner home sellers can get the exact same online exposure as an agent-listed home without giving up thousands of dollars in equity to a traditional listing agent.
How does a Flat Fee MLS listing work?
A Virginia Flat Fee MLS listing places your home on the appropriate Virginia MLS for a one-time flat fee instead of paying a traditional listing commission. Depending on your location, your property may be listed through Bright MLS, CVR MLS, Hampton Roads REALTORS® MLS, or another regional MLS, giving your home exposure on Zillow, Realtor.com, Homes.com, and hundreds of other real estate websites.
Why use a Flat Fee MLS service?
A flat fee MLS listing service is an ideal upgrade to a for sale by owner home seller who would like to sell faster and who is not getting the exposure they need to receive multiple offers. There are resources for FSBO’s such as Zillow, but Zillow alone and other classified type websites do not provide as much exposure nor bring in as many offers as an MLS listing.
How Is This Different From Hiring a Traditional Real Estate Agent?
With a traditional listing agent you pay 2.5-3% of your sale price (often $9,000-$20,000+ depending on your home price) for them to list your property on the MLS and handle showings and negotiations. But the reality is that most listing agents simply put your home on the MLS and wait for buyer’s agents to bring offers to present to you. With our service you get the same MLS exposure for a flat fee, then you handle showings and negotiations yourself. You’re still in full control and you choose what compensation you’d like to offer a buyer’s agent that brings in offers.
What types of properties can be listed on the MLS?
You may list many types of real estate:
Single family homes, Condos, Town homes, Commercial properties, multi family homes, apartment buildings, Vacant land, lots, Farms, Rentals and Manufactured Homes.
Do I need the MLS and REALTORS® to sell my property in Virginia?
The answer is NO! FOR SALE BY OWNERS have always sold their own properties. However, there are many sound reasons and major marketing advantages to listing your property BY OWNER, FSBO on The MLS. Statistics show that more than 90% of the homes sold last year were advertised with the MLS and Realtor.com. This allows you maximum exposure for your Virginia property resulting in a much faster sale.

Yes, absolutely. Every real estate agent in Virginia searches the MLS to find homes for their buyers. Your listing appears the same as any traditional listing – there’s no flag or indicator that you’re using a flat fee service. Selling Your Home
Do I need to offer a buyer agent commission?
No, you’re not required to offer any commission. However, many sellers choose to provide 2.5-3% to buyer’s agents because over 80% of home buyers work with agents, and offering compensation typically brings more showings and offers. You decide what works for your situation, and you negotiate the buyer agent compensation directly when offers come in. If a buyer contacts you directly without an agent, you pay nothing extra.
Who handles buyer inquiries?
Buyers and buyer’s agents will call or email you directly to schedule showings. Your contact information is in the MLS agent remark’s section of the listing. You will handle all buyer inquiries, you are in control.
Who schedules showings?
Buyers and buyer’s agents will contact you directly to schedule showings at your convenience. You are in control!
Who negotiates offers?
You are in control and remain actively involved in reviewing offers and negotiating the terms you want for your property sale. You decide the price and terms you would like to accept.
Do I need to be available for showings?
You schedule your own showings around your availability.
What Disclosure Forms Do I Need to Sell a House in Virginia?
Virginia sellers may need several disclosure forms depending on the property and circumstances. Common forms include the Residential Property Disclosure Acknowledgement Form, Flood Risk Disclosure, and other disclosures related to septic systems, HOAs, zoning violations, military air installations, and certain environmental or property conditions. Not every form applies to every property. Sellers should review Virginia’s current disclosure requirements or consult a real estate attorney or closing professional to determine which forms are required for their sale. Everything you need to comply with Virginia law will be provided to you.
